Property Ownership allows players that have attained level 5 or above in GTA Online to purchase buildings and other locations for permanent abodes and hangout spots. With the release of the High Life Update, players can now own two properties simultaneously.

Purchasing Property
The Online Properties function in a very similar fashion to those found in the main game. Buying new, more elaborate ones will take a lot of money, so players should expect to spend some time robbing plenty of stores and completing lots of missions.


Properties can be difficult to afford at first, so be sure to stick up as many stores as possible.

Residential Property Uses
All Residential Properties also include a Garage. Purchasing such a property awards the Achievement “The American Dream.” Players will incur a $25-$75/day utility bill, in addition to the $50/day fee for a mechanic (see below).

Inside each building, players can spend time watching TV, listening to the radio, changing outfits, showering, sleeping, accessing the Internet, or even drinking/smoking drugs. Players are also able to invite friends into their property to hang out and chat in safety, as the inside of a player’s property is a no-PVP zone; no-one can enter without the owner’s approval. If the player has become Liked by one of the Vanilla Unicorn strippers, they can be invited over for private lap dancing sessions.

2-car apartments are small, dark, and generally unappealing; they offer the basics (beer, radio, tv, shower) and little more; there is no view as the windows are boarded up or covered by curtains. 6-car apartments have more space, dedicated kitchen and dining areas, spirits in the kitchen, and a larger TV. 10-car apartments are split over multiple floors, and include an office, dressing room (as opposed to just a dresser in the bedroom), and a telescope to enjoy the panoramic view (assuming you have a view you enjoy).

Rockstar has also said, in an interview with Game Informer, that Heists will require at least one player with a larger home with an office for planning the jobs; as these offices are only located in 10-car apartments, then it would suggest that at least one member of the heist will need to have earned a minimum of $200k before participating.

Dedicated Garage Properties
Dedicated Garages are Properties designed purely for Vehicle storage. Garages have none of the living space amenities that Apartments offer, but do serve as handy areas for keeping your Vehicles, as well as somewhere safe to access the Internet via a laptop or your phone. There is also a radio should you wish to keep abreast of the news, and larger units can have a TV as well, although your character tends to block the picture if you feel like watching! Cars stored in the Garage are fitting with a Tracker on entry (so no need to buy one from a Mod Shop), and employ a mechanic for a $50 daily fee to keep Vehicles well-maintained.


Several dedicated garages are available for sale through the same website as the Residential Properties. Unit 124 Popular street is a great bargain for new players at $25,000.

Trading Up
When you put in an offer for a new property, half the value of the old building is applied as “trade-in value”. Assuming there is an equal or greater amount of parking available in the new property, all saved vehicles will be transported automatically and instantly at no charge. If you are resident in your old property at the time of the trade, you will be evicted onto the pavement outside on completion of payment – so if you’ve parked everything in your garage beforehand, you’ll need to jack or request a car in order to reach your new pad!

Is it worth it?
If you’ve seen the video showing the interior of the most expensive property in the game, then you have to be asking yourself “is it worth spending $400,000?”

The cheapest property with a 10-car garage is half the price, at just $200,000. So unless you are very attracted to the activities available within walking distance, or you’re especially keen on the panoramic views, there’s no reason not to go for the cheaper option.

So what’s the difference?
There are seven locations for apartments with attached 10-car garages, and the primary difference is precisely that – their location. The difference between apartments located at the same address is limited almost entirely to the view, with more expensive apartments offering a higher, and by association more prestigious, vantage point across the city. They all have the same design of interior, only small details change like which type of drinks are available.

In the author’s opinion, the usefulness of the apartments can be quantified by accessability and availability of local services. In this respect, the cheapest apartments actually fare well in almost all respects; they are close to Ammunation, an ATM, and a liquor store, with a clothing store little more than a block away and reasonably quick routes to two different mod shops. They also have almost direct access to the street and attached alleys to lose cops in on the way back to your safehouse. The only failings are that the garage entrance is not right next to the apartment entrance, so the GPS can be misleading, and that they have a low height on the entrance to the garage which can damage taller vehicles like the Sandking/XL whenever entering/exiting the property.
